Ronit Roy Leases Andheri Office for Nearly Rs 1.39 Crore

Television favourite Ronit Roy has turned a Mumbai office into a five-year income source. The Kaabil actor has leased his 950 sq ft Andheri West office to Kerawi Care (OPC) Private Limited, a skin and hair care company.

The leave-and-licence agreement was registered on June 12, 2026, according to documents seen by real estate data analytics firm CRE Matrix. The property sits on the fourth floor of Vastu Prestige, close to City Mall, with a starting rent of Rs 2.10 lakh a month.

A leave-and-licence arrangement gives the tenant the right to use the property for a fixed period without transferring ownership. Here, that period is 60 months.

How the rent builds up

The lease carries a 5% annual escalation, so the monthly rent moves up each year while the owner’s income stays predictable. Over the full term, the deal is worth nearly Rs 1.39 crore.

  • Year one: Rs 2.10 lakh a month
  • Year two: Rs 2.20 lakh a month
  • Year three: Rs 2.31 lakh a month
  • Year four: Rs 2.43 lakh a month
  • Year five: Rs 2.55 lakh a month

The tenant, Kerawi Care, has also paid a security deposit of Rs 6.5 lakh.

Maintenance, electricity and the lock-in

The agreement splits the running costs clearly. Roy, as the licensor, will bear maintenance charges along with applicable rates, taxes, levies, assessments and non-occupancy charges. The licensee pays electricity bills directly based on actual use.

Both sides are bound by a 36-month lock-in period, so neither can exit early without breaching the terms. The arrangement also leaves out any car parking space for the office.

Ronit Roy’s property moves

The office lease follows a bigger residential purchase. Two years ago, Roy bought a 4,258 sq ft apartment in Mumbai’s Lodha Versova project for Rs 18.94 crore, according to property registration documents. That transaction involved stamp duty of Rs 1.13 crore, registration fees of Rs 30,000, and four car parking spaces.

Roy is known for Hindi television, films and web series, and became a familiar film face with titles such as Kaabil, Student of the Year, Two States, Shootout at Wadala and Jaan Tere Naam.

Why this lease matters

Commercial property gives working actors a source of steady cash flow between projects, and an annual escalation clause can protect the owner as costs rise over time. For fans, it is a small look at how a veteran performer manages wealth away from the screen.

Mumbai’s Andheri West remains a practical office micro-market for small brands, and five-year terms with lock-ins offer both landlord and tenant some stability. The actor could not be reached for a comment on the deal.
